Buying a Listed Property in Sequim and Port Angeles
You're in the market for a home.  You've searched the classifieds, you've
been on the Internet, and you've driven hundreds of miles looking and
looking (expensive at these gas prices).  You see a house that is listed by a
Realtor.  Here is the inside scoop or the intelligent way to deal with this
Realtor and/or listing.

  1. You certainly could call the listing Realtor.  He would love it if you did,
    and this could work out nicely.  But remember what we said about
    finding the right Realtor.  Just because a Realtor has a listing you
    might want to own does not mean that Realtor has the credentials you
    need to get the best price and the best terms.  Review Finding the
    Right Realtor here.  By the way, if you are strongly adverse to working
    with a Realtor, because you once got burned by a dishonest or
    unethical one, recognize that if you buy a listed property, the listing
    Realtor is probably going to end up being your agent, if not formally
    then informally.  It may not be the best representation for you, because
    that agent would be a dual agent or if you absolutely insisted on
    representing yourself (sort of a legal fiction in this scenario), then you
    give the listing agent full license to represent the seller against your
    best interest to the 100th percentile.  
  2. Find a Realtor who does qualify to represent you, and work through
    him to get the best possible price and terms on your transaction.  Your
    Realtor costs you nothing, because he gets paid part of the
    commission paid by the seller.  Isn't that great?
